Scheduled commercial grounds maintenance for body corporates, resorts, property managers and multi-site portfolios.

Key highlights
Advanced Landscaping delivers commercial grounds and garden maintenance across Brisbane, the Gold Coast, the Sunshine Coast, Ipswich and Toowoomba. We run scheduled maintenance programmes rather than one-off visits, covering turf and mowing, garden care and pruning, irrigation, hardscape upkeep and structured site reporting. Programmes are built around how a site is actually used, so the work happens at the right frequency and at a time that suits your tenants, residents or guests.
Grounds maintenance is a different purchase to a landscape build. It is a recurring contract with a standing budget line, and it usually answers to a different person. We price it, schedule it and report on it that way.
The same senior landscaper who walks your site and prices the programme stays with it once it starts. That is the difference between a maintenance contract that holds its standard and one that drifts after the first few months.

Talk to usHow maintenance contracts are structured
The scope is the same. What changes is the reporting, the scheduling and who we answer to.
Single site
One property, one schedule, one senior landscaper. Suits a commercial building, a medical or retail precinct, a school campus or an industrial site where presentation and safety both matter.
Multi-site portfolio
Several properties under one arrangement, with a consistent standard across all of them, one point of contact and consolidated reporting. We run portfolios across all five South East Queensland regions from our Stapylton base.
Body corporate & strata
Built for committee reporting and budget certainty. A fixed annual figure, documented scope, photographic reporting you can take to an AGM, and current insurance and work health and safety documentation on request.
Resort & hospitality
Guest-facing grounds maintained around occupancy rather than around our roster. Out-of-hours and early scheduling, discreet crews, and presentation held to the standard the property markets itself on.
What a maintenance programme looks like
An example schedule for a commercial site in South East Queensland. Yours is set to your site, not to a template.
Every visit
Mowing and edging, litter and debris removal, garden bed weeding, path and kerb clearing, and a walk of the site to flag anything that needs attention.
Monthly
Hedging and shaping, detailed garden bed work, irrigation function check, and a photographic site report issued to your nominated contact.
Quarterly
Turf fertilising and weed or pest treatment, mulch top-up, pruning of larger shrubs and small trees, and an irrigation controller review against the season.
Annually
Turf renovation where required, planting refresh, a full irrigation audit, and a written condition review with recommendations for the year ahead.

What you get in writing
Procurement and committee buyers usually want to see the system, not just the price. Every programme includes:
- A documented scope of works, so the standard is agreed before the first visit.
- A fixed visit schedule with frequencies set per task, not a blanket figure.
- Photographic site reports after each inspection, covering completed work, defects and emerging risks.
- A named senior landscaper as your point of contact, who stays with the site.
- Current QBCC licence, public liability and workers compensation certificates, and work health and safety documentation on request.
- A single annual figure for budgeting, with variations quoted separately rather than absorbed.

Starting a programme, or changing contractor
Most of the commercial grounds maintenance work we take on is a site that already has a contractor. Changing provider is the part that worries people, usually because the handover is where standards slip and nobody can tell afterwards what was inherited and what was caused.
We start with a site walk and a written baseline. A senior landscaper walks the property with you, records the current condition of turf, beds, irrigation and hardscape with photographs, and notes anything that is already failing. That baseline is issued before the first visit, so there is a shared record of what the site looked like on day one. It protects both sides, and it makes the first few months of reporting meaningful rather than anecdotal.
From there we agree the scope and the visit frequency task by task, rather than quoting a single blanket figure, and we set a realistic recovery period for anything that has been let go. A neglected turf area will not come back in one visit, and we would rather say so up front than quietly under-deliver.
The first formal review is at 90 days. We walk the site again, compare it against the baseline, and adjust frequencies where the programme is over or under-servicing an area. For multi-site portfolios the same process runs per property, with one consolidated report and one point of contact.
Frequently Asked Questions
Commercial landscaping is the build: retaining, paving, drainage, planting and turf installation, delivered as a project. Grounds and garden maintenance is the ongoing programme that keeps a site to standard once it is established. They are usually a different budget line and often a different decision maker, so we run them as separate services.
Turf management and mowing, garden care and pruning, irrigation monitoring, hardscape and asset upkeep, and structured site inspections with reporting. Seasonal and storm-season work is planned into the programme rather than called in reactively.
Frequency is set by the site, not by a standard package. A high-traffic retail or resort frontage usually needs weekly attendance through the growing season, while a lower-profile industrial site may suit fortnightly or monthly. We set the frequency per task and write it into the scope.
Yes. We run multi-site portfolios across Brisbane, the Gold Coast, the Sunshine Coast, Ipswich and Toowoomba, with one agreement, one point of contact, a consistent standard across every site and consolidated reporting.
Photographic site reports after each inspection, covering completed work, any defects found and emerging risks such as tree limbs, trip hazards or irrigation faults. Body corporate and committee clients receive reporting in a form that can be tabled at a meeting.
Yes. We hold QBCC licence 15188967, public liability and workers compensation cover, and current work health and safety documentation. All of it is available for procurement review on request.
Yes. For resorts, hospitality and retail we schedule around occupancy and trading hours, including early starts and out-of-hours attendance, so the work stays out of the way of the people using the site.
As a fixed annual figure, broken into a regular billing cycle, based on the agreed scope and visit frequency. Work outside that scope is quoted separately so your budget line stays predictable.
